Water Heater Maintenance Chicago, IL | Tank Flush & Tune-Up
The Service Most Chicago Homeowners Skip — Until the Tank Fails
Most water heaters in Chicago never get serviced. They get installed, run for 8 to 12 years, and get replaced when they fail — usually with a flooded utility room as the announcement. What most homeowners don’t realize is that the two biggest killers of water heaters, sediment buildup and anode rod depletion, are both preventable with annual maintenance. A tank that gets flushed and inspected yearly routinely outlasts a neglected one by years.
At Tabor’s Complete Comfort Mechanical, we provide complete water heater maintenance across Chicago — tank and tankless, gas and electric. One visit a year keeps your unit efficient, protects your manufacturer warranty, and catches small problems before they become a cold shower or a leaking tank.

Is This Service Right for You?
Book a maintenance visit if:
If your water heater is already leaking, producing no hot water, or giving you rust-colored water, you need water heater repair instead — and if the tank itself is leaking, call us now, that doesn’t get better on its own.
Why Chicago Water Is Hard on Water Heaters
Chicago’s water comes from Lake Michigan and is moderately hard, it carries dissolved calcium and magnesium minerals. Every time your water heater heats that water, some of those minerals precipitate out and settle at the bottom of the tank as sediment.
That sediment layer does three damaging things:
- It forces the burner to heat through rock. In a gas unit, the burner sits under the tank floor. A sediment layer between the flame and the water means longer burn times, higher gas bills, and a tank floor that overheats and weakens.
- It steals your capacity. Sediment takes up space that should be holding hot water. A 50-gallon tank with years of buildup might effectively be a 40-gallon tank.
- It kills tankless units too. In tankless systems, the same minerals scale up inside the heat exchanger, restricting flow and efficiency until the unit throws error codes or fails outright. Manufacturers like Navien and Rinnai specify regular descaling for exactly this reason.
Annual flushing removes the sediment before it hardens into a permanent layer. That’s the single highest-value maintenance task for any tank water heater in Chicago.
What’s Included in a Tabor’s Water Heater Tune-Up
Full tank flush — we drain the tank and flush out accumulated sediment until the water runs clear.
You get a straightforward report on the unit’s condition — including an honest read on remaining lifespan, so a failing tank never catches you by surprise.
Maintenance Protects Your Warranty
This is the part most homeowners find out too late: most major water heater manufacturers, including Rheem, AO Smith, and Bradford White — can deny warranty claims on tanks that show sediment damage or have no documented maintenance history. If your 6-year-warranty tank fails at year four and the failure traces back to neglect, you may be paying for the replacement yourself.
Every Tabor’s maintenance visit is documented. If you ever need to make a warranty claim, you have the service record to support it.
How Often Should a Water Heater Be Serviced?
- Tank water heaters (gas or electric): once a year. Chicago’s water hardness makes annual flushing the right interval — waiting two or three years lets sediment harden into a layer that flushing can’t fully remove.
- Tankless water heaters: descaling once a year in Chicago’s water conditions. Homes with water softeners can sometimes stretch to 18-24 months, but annual is the manufacturer-safe answer.
- Anode rods: inspected annually, typically replaced every 3-5 years depending on water conditions and usage.
The best time to book is before heavy-use season — your water heater works hardest in a Chicago winter, when incoming water temperature drops sharply and the unit runs longer to hit the same output. A fall tune-up means it enters winter clean and verified.
