Steam vs Hot Water Boilers: They’re Not Maintained the Same Way

This is where most maintenance gets done wrong or incompletely. Chicago has both types in large numbers, and they need different service.

Steam boilers: heat water to steam, which rises through the pipes to the radiators on its own. They’re common in older Chicago buildings. Their maintenance is specific: the low-water cutoff must be tested and flushed, the sight glass checked and cleaned, the system skimmed to remove oil and surface contaminants that cause surging, and the water line verified. A steam boiler running low on water with a failed low-water cutoff is a genuine safety hazard — this is the single most important safety device on the system.

Hot water (hydronic) boilers: circulate heated water through the system using a pump, then back to the boiler to reheat. Their maintenance focuses on the circulator pump, expansion tank, system pressure, air removal (bleeding), and checking the water for the corrosion and deposits that build up in a closed loop over time.

Testing the pressure relief valve, high-limit safety control, and (on steam systems) the low-water cutoff, which is the component that prevents the boiler from firing dry. These are the controls that prevent dangerous failures, and they’re the first thing we verify.

Inspecting and cleaning the burner assembly, checking the flame for proper combustion, testing the ignition or pilot system, and inspecting the thermocouple. A dirty burner wastes gas and produces incomplete combustion.

Checking the flue and venting for blockage, corrosion, or leaks. On any gas-fired appliance, a compromised vent is a carbon monoxide risk, not just an efficiency problem. This matters especially on older Chicago boilers with original venting.

Verifying system pressure is in the correct range, checking for leaks at fittings, valves, and connections, and inspecting the expansion tank (hot water systems) or water line and sight glass (steam systems).

Testing and flushing the low-water cutoff, cleaning the sight glass, and skimming the boiler where needed to prevent water surging and uneven heat.

Checking the circulator pump operation, bleeding air from the system, and inspecting zone valves and controls.

Verifying the boiler is responding correctly to the thermostat and cycling properly.

Why Annual Boiler Maintenance Matters More in Chicago

The season is long and brutal: A Chicago heating season runs roughly October through April — your boiler works hard for half the year. Entering that stretch with an unverified system is the leading cause of no-heat emergencies.

Idle summers cause problems: Boilers sit unused all summer, and problems often develop during that idle period — seals dry out, minor corrosion sets in, sediment settles. That’s exactly why a pre-season tune-up matters: it catches what changed over the summer before you’re relying on the system.

Chicago’s boilers are old: A large share of the city’s boilers are 20, 30, even 40 years old. Well-maintained boilers can genuinely last that long — but only with the maintenance. An aging boiler that’s serviced annually is reliable; an aging boiler that’s neglected is a mid-winter failure waiting to happen.

We needed two ac units and one furnace for our dual zone townhome. We shopped around for quotes, but we decided to go with Alan because of his competitive quote, knowledge of the products, and quick responses to our text messages.

The project was difficult installation because one of the furnaces is on the top floor of our townhome and the two ac units are on the top roof. Alan's crew had to go up and down the fire escape and ladder to bring in and install new the units.

Once a year. Given Chicago’s long heating season and the age of many of the city’s boilers, an annual tune-up before winter is the right interval to keep the system safe, efficient, and reliable.

Late summer or early fall, before the first cold snap. This verifies the system is ready before you need it and avoids the longer waits that come with peak-winter demand. If it’s already winter and your boiler hasn’t been serviced, it’s still worth doing.

Steam boilers need the low-water cutoff tested and flushed, the sight glass cleaned, and the boiler skimmed to prevent surging. Hot water (hydronic) boilers need the circulator pump checked, the system bled of air, and the expansion tank and pressure verified. They’re genuinely different services, and a proper tune-up treats them differently.

In steam systems this is often water hammer — trapped water in the steam pipes, frequently tied to pitch or a system that needs skimming. In hot water systems, banging can indicate trapped air or circulation problems. Either way it’s a sign the system needs service to diagnose the underlying cause.
